Qualifications:
We’re seeking a seasoned Land Development Manager with 5 to 7 years of residential land development experience. The ideal candidate is a detail-oriented, a strong team leader, self-motivated professional who can seamlessly manage horizontal construction from initial sitework through vertical handoff. If you thrive in a fast-paced environment, have exceptional communication skills, and can manage complex schedules with minimal oversight, you’ll fit right in at redT. Candidates must reside within a reasonable commuting distance of the Denver Metro Area as this is not a remote position.
 
Primary Responsibilities & Required Skillsets:
As a land development manager, you will be responsible for managing redT’s land development program by supervising activities such as earthwork and grading, ESC management, roadway construction, water and sewer installation, earthwork, landscape, irrigation activities, public utility coordination and demolition as needed. These projects will include single family lots, duplex lots and multi-family lots. This is a position that involves managing and directing the Land Development team
 
Responsibilities
  • Oversee horizontal construction from permit approvals to community turnover to vertical construction hand-off.
  • Read and decipher civil plans.
  • Exercise initiative and achieve objectives with minimal supervision.
  • Support redT’s and the departmental goals and objectives.
  • Clear and concise reporting.
  • Strong organizational skills.
  • Manage multiple sites with a variety of building types.
  • Build and maintain trade partner relations.
  • Maintain a safe and clean jobsite.
 
Office Operations
  • Responsible for value engineering during the design process to reduce improvement costs without sacrificing quality.
  • Oversee and coordinate planning, permit and construction process and effectively forecast long-term schedules and budgets.
  • Maintain LD Status / exception reports.
  • Prepare LD portion of feasibility.
  • Knowledge of PROCORE/ASANA/MICROSOFT PROJECT functional operation.
 
Field Operations
  • Manage Total Demolition of any existing structures.
  • Manage Asbestos Abatement Compliance
  • Represent organization in the field with contractors and utility companies.
  • Manage project schedules and construction administration.
  • Responsible for NPDES, SWPPP, CDPHE, MHFD management and compliance
  • Responsible for contract documents, land development budgets, environmental studies, Geotechnical reports, Engineering and Architectural construction plans and permit compliance reports
  • Overall material management planning and effective field operations
  • Resolve issues with agencies having jurisdiction over project and region.
  • Develop and maintain complex schedules.
  • Ensure compliance with RedT requirements for bidding, invoicing, insurance, etc.
  • Sureties’ management and release
  • Ensure efficient and seamless operations between LDM & Builder areas of    responsibility.

Compensation:
Competitive earnings potential: $100,000 to $125,000 per year based on experience. Opportunity for an annual discretionary bonus is available based on performance and profitability.
